RESERVATIONS
After completing your reservation information on our website you will receive a confirmation email from us within 48 hours. For all reservations a fifty percent (50%) deposit is required within three business days from the date of your confirmation email. If your deposit is not received within that time frame your reservation will be cancelled. Final payment is due fifteen (15) days prior to arrival.

PAYMENT
All payments must be received in US Dollar and can be made in advance by bank transfer. We will provide you with the bank details along with your reservation confirmation.

CANCELLATION AND REFUND
If you need to cancel your reservation; thirty-one(31) days or more prior to your reservation date your deposit will be refunded in full less an administration and service fee of USD $200.00. Cancellations cannot be accepted less than thirty (30) days prior to your reservation date and are subject to a complete forfeiture of any deposit amount. It is possible to reschedule your reservation and your deposit will be retained against your new reservation as outlined below. Notice of cancellation must be received by this agency in writing. There is no refund for any no-show situation.

CHANGES TO RESERVATIONS
Changes can be made thirty-one (31) days or more prior to your reservation date with no additional charges. Any changes made to a reservation thirty (30) days or less before your reservation date will be charged one night rental charge to compensate the villa for the loss of other potential rentals. Changes to reservations may not be possible in all cases.

NUMBER OF GUESTS
The number of guest staying at a property must not exceed the number of guest you state on your reservation. The agent or villa reserves the right to refuse any reservation that misstates the number of guest or to charge an additional amount for additional guest at it’s discretion.

SEASONS
Most Villas will categorize the year into three (3) seasons that are reflected in their rates:

LOW: January 10th to July 15th (except for Easter), September 15th to December 19th.
HIGH: July 16th to July 31st, September 1st to September 15th, Easter week.
PEAK: August 1st to August 31st, December 20th to January 8th.

TRAVEL DOCUMENTS
It is your responsibity to obtain the appropriate visa (s) and valid passport for entry into Indonesia. All travelers to Indonesia must have a passport valid for six months beyond the entry date into Indonesia and there are visa requirements by nationality.

TAX AND SERVICE
There may be additional tax and service charges depending on your choice of villa, these should be stated in details of the individual properties as they vary. Gratuities for household staff are not included in the price and are encouraged but left to the guest discretion.

EVENTS OR PARTIES
If you are planning to hold any event or party that will bring a large number of people to the villa it would be best to bring it to the attention of the agent or villa management as soon as possible. Any large function (such as a wedding) must have prior approval at the time of the reservation as not all villas can or will accommodate such events.

DAMAGE OR LOSS
The guest is responsible for leaving the property in the same condition as upon arrival. The guest is responsible to pay for any damage or loss they cause to the property during their stay and may be subject to criminal charges in the case of excessive damage or loss. The owner reserves the right to repossess the property at any time if any guest has caused excessive damage or loss.

COMPLAINTS
As a guest should you have any cause for complaint concerning the property or service the matter should first be taken up with the villa manager. If satisfaction cannot be obtained with the manager you should then report the matter right away to our office. We will do everything we can to help you resolve the issue.

LIABILITY
While the agency makes every attempt to ensure that villa descriptions are as accurate as possible and that all properties maintain a high standard of quality; the agency cannot accept responsibility for a villa’s condition and service that are beyond its control. Nor can it accept responsibility for any loss, damage, inconvenience or additional expense, directly or indirectly caused by or arising out of the use or condition of the property and its facilities. The agency cannot be responsible for personal belongs or for personal injury or sickness at any time during your visit. Further the agent has no responsibility for any loss, damage, injury, or additional expense incurred through the use of any hired transportation, regardless if the transportation is arranged by the agent or directly by the guest.
